Painting an apartment before moving out is not automatically required in every tenancy. The appropriate scope depends on the tenancy agreement, the property's condition, any move-in records and what the landlord or property manager confirms. Checking these details before booking can prevent unnecessary work and make the final handover easier to document.
Confirm the handover expectations first
Review the tenancy agreement, move-in condition report and any written instructions received for the handover. Ask the landlord or property manager to clarify:
- Whether painting is requested
- Whether small touch-ups are acceptable
- Which walls or rooms should be included
- The required colour and paint finish
- Whether drilling holes or adhesive marks need repair
- Any contractor, access or building requirements
Keep important decisions in writing. If the agreement and the requested work appear inconsistent, obtain appropriate guidance before authorising the job. Painting alone cannot guarantee acceptance of the property or the return of a security deposit.
Inspect and photograph every room
Walk through the apartment in daylight and record the condition of walls, ceilings, doors, skirting and trims. Look for scuff marks, nail holes, adhesive residue, peeling paint, cracks, stains and areas where an earlier repair is visible.
Take wide photos of each room and close-up photos of damaged areas. These images help explain the scope when requesting a quotation and provide a record of the apartment before work begins.
Moisture marks, mould or recurring discolouration may indicate a leak or another underlying issue. Painting over an active problem can hide it temporarily without resolving the cause. Report suspected building or plumbing issues to the appropriate party first.
Decide between touch-ups and full repainting
A small touch-up may be suitable when the existing paint is known and the affected area is limited. However, differences in paint batch, age, finish and exposure to light can make a repaired patch visible.
A complete wall or room repaint may provide a more consistent appearance when there are widespread marks, several repaired areas or an unknown previous paint. Confirm the expected result and approved scope before choosing either option.
Identify the colour and finish
Do not rely only on a phone photo to match paint. Lighting and screen settings can change how a colour appears. Check for leftover labelled paint, a previous invoice, building specifications or information from the landlord.
Also confirm whether the surface is matte, eggshell, satin or another finish. Walls, ceilings, doors and trims may use different products. If a sample area is needed, obtain permission before applying it.
Prepare a clear painting request
Useful information for the service team includes:
- Number of rooms or individual walls
- Approximate room size
- Current and requested colours
- Known paint brand or colour reference
- Photos of every included surface
- Details of holes, cracks, stains or peeling
- Whether ceilings, doors or trims are included
- Whether the apartment will be empty or furnished
- Required completion and handover dates
- Dubai building and contractor-access instructions
The final price and schedule may depend on surface preparation, repairs, paint selection, drying time and site access. Clarify what is included before work starts.
Prepare the apartment and building access
Remove personal items and confirm who will move or protect any remaining furniture. Ask how floors, fixtures and nearby surfaces will be covered.
Apartment buildings may have rules for contractor registration, parking, service lifts, work permits and permitted working hours. Confirm these arrangements in advance and allow enough time before the handover for preparation, painting, drying and inspection.
Keep children and pets away from the work area and follow the paint manufacturer's ventilation and drying guidance. Electrical alterations or removal of electrical fittings should be handled within an appropriate electrical scope.
Complete a final handover check
After the work is complete, compare it with the agreed scope. Inspect the rooms under both natural and artificial light and record any areas that need clarification.
Before handing over the apartment:
- Keep photos of the completed rooms
- Save invoices and the agreed painting scope
- Retain written colour or finish confirmation
- Check floors, fixtures, switches and fittings
- Remove waste and remaining materials as agreed
- Follow the specified drying time before placing items against walls
- Arrange the landlord or property-manager inspection where required
Good records show what work was requested and completed, but the final handover decision remains subject to the relevant agreement and inspection.
